A compound is a complete product, not only an apartment

When you buy in a compound, you use the entrance, corridors, parking, elevators, amenities and outdoor areas together with other residents. The quality of these shared elements affects your experience and the value of the unit just as much as the internal floor plan.

Parking

Ask how many parking spaces are allocated to the unit, where they are located and how easy they are to enter and exit. An impractical parking arrangement becomes a daily issue, especially in higher-density developments.

Amenities you will actually use

A gym, lounge or walking track is useful when it suits the residents and is properly managed. Do not judge the compound by the number of amenities alone. Ask about operating hours, maintenance and access.

Privacy inside the unit

Review window and balcony orientation and the unit’s proximity to corridors, gathering areas and elevators. Two units with the same plan can have different privacy levels because of their position within the building.

Management and operations

A residential compound needs management for facilities, cleaning, security, maintenance and complaints. Ask who manages these services, how they are funded and how residents communicate with the operator.

Recurring costs

Ask for a clear picture of any recurring service or operating charges that apply to the unit. These costs should be part of your buying decision and your investment return calculation if the unit is intended for rental.

Rental potential

If your objective is investment, assess the likely tenant profile, unit size, parking, amenities and location. Do not assume every amenity increases rent by the same amount.
